This condo is clean, comfortable and nicely furnished. The view is outstanding. It is a little on the small side for 2 couples, mostly because the kitchen is tiny. Two people in the kitchen at the same time is awkward, and forget about a group dinner effort. The location is nice if you want to walk to dinner and the natural grocery store across the street has lots of vegan, gluten free and organic options. I gave communication 3 stars because when I called to ask if there was storage for the paddleboards on the property, they said yes. When I arrived, however, it was the weekend and the on property office was closed, so I phoned Alii resorts to find out storage details. They informed me that the board storage was only for owners and asked me if I had called them or Royal Mauiian, the building office. I didn’t know, but was peeved because I had already rented 2 boards for the week, and all check in literature stated that no boards were allowed on lanais or in units. I ended up having to store boards on top of the rental car, which was a bit of a hassle.

The Royal Mauian has various types of decorating and upgrading. This unit is modern, clean, and functional. It has much better deck furniture than the bulky wooden chairs that some places have. Master bedroom has very well designed closets. Murphy bed in second bedroom is uncomfortable, but Ali’i loaned us a new topper that really helped. We rely on Pat every year to help us get the right spot.

The Royal Mauian is a lovely, lovely location and one we never get tired of!!! It’s why we continue to book year after year at the Royal Mauian. Ali’i Resorts takes very good care of us and has excellent staff working for them. We have dealt with Pat the last couple of years and she is great!!
Romantic vacation ⭐⭐⭐⭐
This is our third time staying at the Royal Mauian and we have rebooked for next year. The amenities are good and the grounds are kept flawless. The service from ali’i Resorts was great. They attended to any problems we had immediately. The location was very central and we were able to do many things by walking. Unit 607 is a lovely unit compared to others I have stayed in although the second bedroom in unit 607 has a small, low, firm ‘Murphy’ queen size bed…I think this room should be redone with a full size/ height queen size bed. The other suggestion I have is that there should be more seating on the roof top patio. While it is an amazing patio and view, there did always seem to be congestion at dinner time and we had difficulty finding a chair or table.

What a beautiful spot! The ocean and beach views from the large balcony are amazing. We saw turtles and rays at the waters edge daily. What a spot for whale watching during their visit this must be. The ali’i staff was very professional and accommodating, felt like checking into a fine hotel. It was great being on the sixth floor because access to wonderful roof patio with quality Bbqs was only a few steps away. The grounds are simple, elegant, and well kept. The unit is very well laid out and quite spacious. Both bathrooms are very nice. The kitchen has everything you need and more. On the other hand, bed linens and especially pillows are way beyond done. They all need to be replaced. Also, Internet access is very slow, only 1M download speed. We plan to return again.
Great condo but no aC??? ⭐⭐⭐⭐
The Royal Mauian is a great building and a great location. Unit #607 is nicely remodeled, clean and has a beautiful view. I’m perplexed why a condo that is so upscale does not have air Conditioning? Without aC, this condo is a lot less desireable.

Perfect location, good accommodations ⭐⭐⭐⭐
We stayed in unit #607 during the second week in May. The balcony looks right out on the shoreline and palm trees. We had complete privacy for our entire stay. The bed was comfortable in the master suite. The second bedroom has a Murphy bed hidden in the wall, which we didn’t need but would be somewhat inconvenient for another couple. Two separate full bathrooms were great. There were tiny ants that came into the kitchen if we left any food at all out. Tap water was unpleasant and the Brita filter pitcher had no working filter in it. My only complaint was this unit is not air-conditioned and it has not window covering on the living room balcony, so from about 4 pm to 7 pm it was too hot. However there are overhead fans in all rooms and that helped a lot. I did find we adapted to the humidity and heat over time, but there were a few nights when it was too hot. Bbq was on the roof which was a bit inconvenient but there were roof top tables where you could sit and eat if you wanted. The location was great because it’s well away from the commercial northwest, and north of the very pricey row of high end hotels. The swimming pool was small; but the grounds were nicely kept. It’s an older building and it looks like it but it was right across the street from some great restaurants and a dive shop. All in all I would come back!

Wonderful Mother Daughter Vacation ⭐⭐⭐⭐
I treated my daughter to a Maui vacation in honor of her college graduation. So I wanted it to be very special. We loved the Royal Mauian 607. The view was fantastic. The amenities were great. The kitchen was very well equipped., but designed a little cramped. But for vacation very luxurious. The condo is beautifully decorated. The second bedroom was a little uncomfortable with the noise of chattering from morning and evening birds so common the Maui, but isn’t that part of the experience? The breeze comes up in the afternoon, sometimes with gales. Best to plan your day for beach in the morning and sight seeing in the afternoon. The condo is very close to shops and there is a great natural grocery store right across the street for your picnic supplies. We would stay again, and cannot wait to return to Maui.
Great for Families and relaxing ⭐⭐⭐⭐⭐
Ocean view from the Lanai, easy beach access, and all the comforts of home. You can even watch the turtles and eagle rays right from your room. Very comfortable, with updated appliances. Had a great time. It is centrally located in south Maui, with some of the best snorkeling on the island less than 10 minutes away (La Peruse and Ulua if you were wondering). The beach the condo sits on is great for everyone. Gets windy in the afternoon (not as bad as the west side, i hear), so it is best to go out earlier rather than later.

We were moved to this condo after the condo we were staying in water heater failed. It is very well appointed and beautifully decorated. The unit has been remodeled and upgraded. The kitchen is nicely stocked with cookware and dishes. The views are amazing and it is located right next to the beach. We could occassionally see turtles from the balcony.

This is a beautiful updated unit with amazing views right on the water not across the street like most condos in Kihei. The kitchen had everything we needed an the grounds and pool were excellent as well. The location was very convenient for those of us who spent some of the week scuba diving
Always a wonderful experience ⭐⭐⭐⭐⭐
This was our 4th time staying in this condo. It has become our vacation beach house. The location and views are second to none. Dealing with ali resorts is always a flawless process. The condo is always exceptionally clean, well stocked with good soaps, upscale linens, and is always in fantastic shape. In fact, in 4 stays here, the condo has been remodeled 3 times. Kudos to ali Resorts for always making the process so easy, and to the owners, who obviously care a great deal about keeping this condo in a wonderful and luxurious condition.

Other like units in this complex can be rented for less but the suite has been renovated and is very nice and clean. It has a great view and is very close to all the things you need (food, stores and beaches). My wife and friends really enjoyed it and one of the things I liked the best was the rooftop Bbq’s and lounging facilities.
Breathtaking view and very comfortable unit! ⭐⭐⭐⭐⭐
My partner and I have stayed in units managed by ali’i Resorts in the past and found ali’i to be very friendly and accommodating. The units are always clean and well supplied. Most requests are answered promptly and with a smile. Our time in the condo included evacuation from the tsunami, which just turned out to be a minor inconvenience. We received a call the next day to make sure we were ok and if we needed anything. We have stayed at the Royal Mauian 9 years out of the 11 years we have been going to Maui. Thank you ali’i for sharing this little piece of paradise with us and it is the best place on the island!

Reservation Policy
Check-in time is 4:00pm / Check-out time is 10:00am.
- Valid identification and matching valid accepted credit card required at the time of check-in.
- All guests are required to complete the registration form within 24 hours of arrival with Alii Resorts, LLC and, if required, register with the property. Failure to complete the registration form may result in access code deactivation and/or immediate eviction.
Reservations
- Confirmed reservations will receive a letter of confirmation with a reservation number after the signing of the E-signature document.
- Rates are subject to change.
- All rates are subject to 14.42% Hawaii State GE/TA Tax as required by law and are based on Standard Occupancy.
- A 3-night deposit is required at the time of booking for reservations under 28 nights.
- Long Stay Reservations: Any stay 28 nights or longer requires a deposit equal to 25% of the total value of the reservation.
- We accept Visa, MasterCard, Discover and AMEX credit card payments.
- Payments made by check/ACH will receive a 2% discount off the gross rent of the reservation (Deposit AND Final payments must be made by check/ACH to receive the discount). All ACH payments will require a signed registration form before your reservation is confirmed.
- Check payments must be received within 7 days of the date of booking. All check payments must be in US dollars.
- Full prepayment is due 60 days prior to arrival (90 days for Christmas/New Years bookings, 120 days for stays of 28+ nights). Your final payment will be automatically charged to the credit card on file on the appropriate due date unless auto-charge is declined.
- All reservations are subject to a Guest Service Fee that may include but are not limited to applicable cleaning and resort fees.
- Additional cleaning fees will be added for stays less than 5 nights, when applicable.
Property Damage
- Accidental Property Damage Waiver: Accidental Property Damage Waiver affords protection to guests for accidental reported breakage or damage to the individual rental home up to a maximum of $1000. Damage must be reported by the guest to the Alii Resorts office prior to departure. Damage not reported by guests will not be covered by Accidental Property Damage Waiver and the guest will be responsible for any damages incurred. Cost is $40.00 + tax and is non-refundable. This waiver protection is added to the total reservation cost unless guests opt-out/decline protection in writing on Rental Agreement. If you choose to deny the damage waiver, you will be charged a refundable $400 cash security deposit.
Cancellation and Changes
- A fee of 10% of the gross rent or $200, whichever is greater, will be assessed for cancellations received 60+ days prior to arrival (90+ days for Christmas/New Years, 120+ days for Long Stay). For cancellations received within 60 days of arrival (90 days for Christmas/New Years bookings, 120 days for stays of 28+ nights) or after arrival date. No refund is available unless space can be rerented. If space can be re-rented, a pro-rata refund will be issued for reservations paid in full. Cancellations are subject to a processing/handling fee.
- Approved refunds will be remitted via check only and mailed to the address on file.
- Guest is responsible for the effects of changes in the exchange rate and all fees. Refunds will not be issued due to exchange rate changes.
COVID-19 Exposure
- An inherent risk of exposure to COVID-19 exists in any public place where people are present. COVID-19 is an extremely contagious disease that can lead to severe illness and death. By visiting the island of Maui, you voluntarily assume all risks related to exposure to COVID-19.
Early Check-In or Late Check-Out
- An Early Check-In or Late Check-Out may be available at 50% of the non-discounted daily rate on participating condos.
Holidays
- Christmas/New Years reservations are not subject to normal discounts and minimum nights are required based on unit size. A 10- night minimum is required on 1-bedroom units and a 14-night minimum is required on 2- and 3-bedroom units.
Rental Occupancy
- Standard Occupancy is the base number of persons allowed per dwelling unit based on standard bedding and restrictions. 1-Bedroom (2 people), 2-Bedroom (4 people), 3-Bedroom (6 people).
- Additional person(s) charge(s) of $20 plus tax per-person, per-night above standard occupancy using standard bedding to a maximum occupancy of 1-Bedroom (4 people), 2-Bedroom (6 people), and 3-Bedroom (8 people).
- Children 12 and under are free (extra person fee does not apply) but are counted towards maximum occupancy.
- All units are non-smoking. Pets are not permitted.
- Alii Resorts, LLC is not responsible for the retrieval and return of lost and found items. Shipping/handling fees apply for mailing back lost and found items. A minimum charge of $40 plus the cost of shipping applies.
- Guest is responsible for all phone charges exceeding local standard service and/or additional ordered cable charges.
- Alii Resorts, LLC is not responsible for childproofing accommodations.
- Alii Resorts, LLC will communicate with guests as Alii Resorts is notified of disruptions to the tenants enjoyment due to construction projects, noise at neighboring properties, or interruption in available amenities. Properties are treated professionally for insect control. Additional measures are available upon request. Appliances and electronics which include but are not limited to: air conditioning units, TVs, DVD players, water heaters, washer/dryers, internet and Phone service are known to be in operation upon arrival unless the guest is notified otherwise. The guest accepts that unexpected impacts happen due to construction projects, noise at neighboring properties, interruption in available amenities, insects, failed appliances/electronics, interruptions in utilities including but not limited to the internet may occur and guest agrees to hold Alii Resorts/Owner harmless for such incidents. Alii Resorts, LLC agrees to make good faith efforts to resolve the reported problem as quickly as possible.
- Owner and /or Alii Resorts, LLC, and /or hired vendors of Owner/Alii Resorts, LLC may enter property with 24-hour notice to tenants occupying unit (except during scheduled cleanings and emergencies) to perform necessary repairs or maintenance, inspect unit or show unit, if necessary.
- Alii Resorts, LLC reserves the right to change guest condominium/home accommodation. In most cases, this is due to repairs, condo owner use, and/or acts of God. If this should happen, Alii Resorts, LLC will make good faith efforts to provide you with another condominium/home of equal or greater value at the same rate you were paying, or refund the difference for a lower rate condominium/home, or allow cancellation of guests reservation without a cancellation penalty.
- Guests and other parties involved with the reservation, including but not limited to, travel agents or online travel agents, hereby agree to verify all reservation details including, but not limited to, the accuracy of the rate, applicable fees, condominium complex, and condominium unit number specified in the reservation confirmation.
- Alii Resorts, LLC is not responsible for any third partys failure to display or provide current photos of the property or for variation in 3rd party posted rates. All 3rd parties are advised to and are responsible for posting accurate rates. Alii Resorts, LLC does not control, nor is responsible for any 3rd party booking site fees.
Guest & Alii Resorts Agreement
- Guests agree that any disagreements pertaining to this reservation policy will first be attempted to be resolved by good faith negations. Guests and Alii Resorts, LLC agree that if a dispute has not been successfully resolved within 30 days, the matter will be submitted to mediation for resolution in Maui, Hawaii prior to any litigation and any litigation pertaining to this reservation policy will take place exclusively in courts located in Maui County, Hawaii.
This reservation policy represents the entire Agreement of the guests and Alii Resorts, LLC, and may be modified only in writing. It will be governed by the laws of the State of Hawaii and will be binding on a successor, assigns, or devisees. If any provision in this reservation policy is unenforceable, the remaining provisions are valid and enforceable and apply to all occupants within the accommodation.
